Uniquely located, completely self-supporting Villa with an annexe, which is divided into a garage and a studio on 16 ha of land.

This very solid built house (125 sqm) with the adjoining annexe (68 sqm) is located on a fenced plot of more than 1000 sqm. The villa has double walls with cavity wall insulation.

Via a double entrance gate or the adjoining pedestrian gate we enter the plot which is reached via an unpaved (public) road (600 m from the paved road).

By an arch overgrown with ivy connecting both buildings, we arrive in the courtyard with the villa on the left. Through the front door we enter a spacious hallway, with the first bathroom on the right, with a shower, toilet and washbasin.

The kitchen is located directly on the left. The kitchen is, as also visible in the photos, partly stripped. The two visible parts are in perfect condition. Through the kitchen we enter a space that was used as a profile/storage room, but which could also be a perfect dining room or third bedroom (14 sqm).

From the hallway we arrive in a continuous corridor with the master bedroom on the right with fitted wardrobes and a spacious ensuite bathroom with toilet, washbasin, bidet and a large walk-in shower. The corridor leads to the living room on the left and the second bedroom on the right side with fitted wardrobes. The wall between this bedroom and the living room is not a carrying wall, so these two spaces can be converted into a large living room/living.

The house was heated by a wood stove. The Strachenova stove in the bathroom also heated the bedroom.

The annexe has a tilting gate with entrance door in it. Divided into the garage/storeroom on the left side and the Atelier/studio on the right. The latter also has a Strachenova stove. On the outside of this building there are two neatly finished stone sheds for gas and battery space respectively for the electricity storage.

The house has a water tank (16000 L). A pump is needed for pumping the water to a second tank (2000 L) placed on the hill behind the house. The water flows through gravity to the different points in the house, such as the bathrooms, kitchen and two water points next to the patio. The agrarian water is provided by the local "Virgen Del Saliente " Society, whose membership is required to receive the water (on very favorable conditions). The current owner has two shares in this company and will transfer these shares to the buyer after sale.

Given the location of these two buildings, a total energy supply by sun and wind is a solution for creating pure independence. The purchase of batteries and associated installation for energy storage amounts to approximately €6000, =.

The owner operated a simple energy system consisting of a generator (gasoline/gas), different batteries for storing the energy, a converter, a battery charger and a wind generator. The new owner will have the freedom to install whatever system he/she prefers.

In addition to the closed water tank (16,000 L), a balsa (250,000 L) was built that provides water for irrigation through a separate hose system.
