This fantastic 3 bedroom 2 bathroom villa sits on a corner plot and is superbly located in the La Perla area of Arboleas which is just a 10 minute walk to amenities. The spacious villa measures 128m² on a plot of 600m² with an 8 x 4m private pool.

There are two entrances to the property with double vehicle gates at one side of the villa and a pedestrian gate on the opposite side. The double gates open to a large carport ahead and there is a mini citrus orchard to the left. At the back of the plot there is a log store and brick-built storage casita. Around the edge of the plot there are low maintenance & well-established gardens with yucca plants and palm trees among the varying foliage. There are various citrus trees and a couple of olive trees here too.

The main terrace area is on the opposite side; very private and bordered by feature stone walls creating a courtyard effect. This area is very spacious and comprises various sections, with the 8 x 4m P-shaped swimming pool a central feature. Surrounding the pool there are expansive open terrace areas together with a pergola covered al fresco dining area and a separate gazebo next to the pool with sun loungers.

Behind this gazebo is the main garden area with water feature and to the side is the enclosed porch/sun room. This room is ideal for enjoying the warmth & brightness of the winter sun and can be opened into a porch for shaded seating in the summer months.

Entering the villa from the sun room brings you into a central hallway. To the left there is a shaped archway that leads through to a lovely, spacious living/dining room. The living space is a hexagonal shape with a feature log burning stove and there is also hot & cold air conditioning here. Patio doors from here open out to the terrace and pool area. At the opposite end, the dining area leads to a very generous kitchen with granite worktops, cupboards around two sides plus a separate sideboard and work cupboard on the other two walls. There is another door back into the central hallway from here as well. Returning to the entrance hall, on the right-hand side is the generous master bedroom with fitted wardrobes, air conditioning, ceiling fan, patio doors back to the conservatory and an en-suite shower room with a full width mosaic-tiled walk-in shower.

Continuing along the hallway through another arch are the two guest bedrooms and family bathroom. The first of the guest bedrooms is a very generous double with central ceiling fan, and the other bedroom is of equally generous proportions again with a central ceiling fan. All of the bedrooms are strikingly spacious. The family bathroom comprises a full bath, bidet, WC and wash basin.

The property benefits from fly screens throughout, solar hot water, air conditioning in the living room and master bedroom, guttering, a separate storage casita, low maintenance gardens and stone-clad walls (no painting) and the location is excellent; just a 10 minute walk to the local supermarket, bar/restaurants and the village centre. The setting is quiet and private with mountain views yet just a 10 minute walk from the village. The village centre has all of the daily amenities needed including doctors, dentist, chemist, butchers and bakers, a bank, town hall, hairdressers, supermarkets and several tapas bars/cafes. There are several sandy beaches (Mojacar/Garrucha/Vera) within a 30 minute drive and the international airports of Almeria, Murcia San Javier and Alicante are within a 1 or 2 hour drive of the property. The village also has a large market every Saturday morning which has blossomed into quite a weekend event. The main town of Albox is 15 minutes´ drive away.
