Here we have a beautifully presented 3 bedroom 2 bathroom detached villa just 600m away from the sandy beaches of Mojacar Playa. The villa measures a very comfortable 140m2 on a single level with an additional 20m2 underbuild storeroom. The property sits on a plot of 500m2 and boasts a private kidney shaped pool, wrap around terraces and a solarium.

An electric gate opens onto the driveway where we have ample parking for several vehicles. Under the shaded parking double doors then open to a handy storage area where we have access to the roof terrace and pool.

Entering the villa we have a lovely entrance hall which has been tastefully designed with the kitchen found directly in front. The fully fitted kitchen has been finished to a incredibly high standard boasting granite worktops and splashback, eye level oven and microwave together with all the white goods. To the left of the entrance hall we find the living and dining room which is a fantastic size and extremely light due to the three sets of patio doors which lead onto a terrace. The living room boasts air conditioning, fireplace, ceiling fan and integrated floor sockets. From the living room we have the master bedroom with ensuite. From the dining side of the living room an archway opens into another hall with the 2nd bedroom to our left. This bedroom is a fantastic size which also boasts fitted wardrobes, ceiling fan and air conditioning as well as patio doors onto the rear south facing terrace which let in a tremendous amount of natural sunlight. Next is the main family shower room which was also recently remodelled and includes a space behind the door for the washing machine. Finally, we have the 3rd bedroom which is another very comfortable double with air conditioning, fitted wardrobes and a ceiling fan.

We access the main back garden via the kitchen which brings us onto a fantastic entertaining terrace boasting a retractable shade awning and very handy granite worktops with built-in shelving and a drinks cooler. The terracing then continues onto the pool which due to the orientation benefits from the sun all day long. The anti-slip terracing wraps around the pool giving you plenty of sunbathing space. To one side a couple of steps bring you down to another entertaining area set out with a marble table and chairs and another taller table with bar stools. This is the terrace area accessible via the 2nd bedroom. A side alley brings us to yet another terrace area accessed from the living room and master bedroom where another table and chairs have been setup and also includes a lovely barbeque area. To the end of the side alley a gateway gives us access to the under-build which is a 20m2 storeroom that also has street access via a pedestrian gate. It would be feasible to ramp up from this storeroom to the front driveway if desired.

As mentioned previously the property boasts a roof solarium accessed from a staircase on the utility terrace. The solarium offers a tremendous amount of space spanning the entire footprint of the villa and boasts views down to the sea. The owners have installed a solar panel to ease the electric bills and this is also found on the solarium.

The villa has seen many improvements including brand new bathrooms, kitchen, terracing, flooring and fittings and can also be sold furnished subject to a separate negotiation. The owners have also installed an intercom system to the electric gates with an integrated camera.

As mentioned previously the property is located within walking distance of the beach and for those that are familiar with the area specifically to the Red Cross roundabout. Here we have a hub of bars, restaurants and nightlife together with Mojacar’s beachside promenade. Along Mojacar Playa we’ll find an array of bars and restaurants along the coastal road that spans for 10km. Mojacar’s commercial center is a very short drive away and is the social meeting place for the area where we’ll find café’s, bars, restaurants, shops, supermarkets, etc. Close to the commercial center is Mojacar’s medical center, school, another supermarket and smaller commercial center. The local bus route which is a short walk from the property connects you to the coastline towns of Garrucha, Vera Playa and Vera as well as to Mojacar Pueblo.

Local airports are also close by - Almeria airport can be reached within 50/55 minutes, Murcia and Alicante airports are also just 1 hour 30 minutes and 2 hours away respectively. A local Shuttle Bus company runs buses to meet UK and Irish flights into these airports with a drop-off point very close to the property.
